Short-duration first-lien debt — typically 6 to 36 months — used to acquire, reposition, or refinance commercial real estate when timing or transitional cash flow precludes agency, bank, or CMBS execution. Pricing reflects speed and flexibility; exit is to permanent financing or sale.
Up to 75% LTV on stabilized assets, 70–75% LTC on value-add and transitional. Hospitality and land cap lower. Final advance rate is asset-, sponsor-, and market-dependent.

No. Indicative terms are issued off a short summary. Full underwriting documents — operating statements, rent roll, sponsor REO and PFS — are requested only once you elect to move forward.
